Update: 555 Bartlett New Construction Condos Inner Mission San Francisco – FHA Approved for Low Down Payment

Quite update: The new condos at the corner of Mission, Cesar Chavez and Bartlett Streets known as 555 Bartlett are now FHA Approved!

This means you can buy a new condo in the Mission with as little as 3.5% down payment. Add in the fact that we can (most likely) negotiate a credit for closing costs and you’ve got a very good deal on your hands.

For example, right now I have clients buying a condo in San Francisco with a FHA home loan. They are putting down 3.5% of the purchase price as their down payment. There closing costs are about 2-2.5% (FHA home loans have higher closing costs). We negotiated this amount into the sales price so essentially, my clients have zero closing costs. 3.5% down payment to own a really nice 2 bedroom, 2 bath brand-new condo with parking in SF? OPM, baby!

Recently, I had the opportunity to preview The Nove, brand new luxury condominiums for sale in Noe Valley, just off of the Valencia Corridor. Here’s a random tid-bit for ya: I used to live next door back in my youthful, “renter-years”!

Many of you have followed this plot of land located on Guerrero Street between 22nd and 23rd Streets as it was once the Palm Broker, then Flora Grubb Gardens, and now, oui, bien sur, Noe Valley luxury condos for sale. (What doesn’t eventually become condo?)

They are not quite finished yet but coming VERY soon. If you want a sneak-peek, email or call to let me know. The condos are gorgeous. They are large, open, modern, with functional floor plans and natural light. Yes, Guerrero Street is busy but the interiors are quiet and for convenience with major hipster cache, you cannot beat this location. I love it around here. Walk or bike everywhere (Noe Valley, Mission Dolores, Valencia Corridor’s foodie heaven) but still have a safe garage for your hot rod. Easy access to freeways and public transit (280, 101, BART, J-Church, etc).

The Union SF condo project is now FHA-Approved for low-down payment home loans. Purchase an awesome new construction condo in the Media Gulch part of the Mission District SF with a down payment as low as 3.5% down. Seriously, this is cool. Plus, act soon and you may also benefit from the Federal Tax Credit when you buy your first home in San Francisco.

Here’s what’s even better. We actually really dig this project. They did a great job converting the old warehouse into new condos. The finishes are beautiful and the building feels like a good integration of old and new in the Mission. Plus, as someone who’s been going to Blowfish Sushi since the ’90s and has even had actual “blowfish,” I think the location rocks. It’s hip and happening yet still urban, diverse and totally San Francisco.

Pretty soon, there will be no more so-called spot-approvals for FHA low down payment home loans for SF condo purchases. So, if you want to buy a condo in San Francisco and don’t have 15-20% down payment, you’ll want to know which SF condos are approved for a FHA low down payment home loans.
