Update – Bernal Heights Real Estate In Demand (under certain conditions)

Bernal Heights Real Estate is back in demand – not that it ever really wasn’t. Okay, the reality of today’s market (and the market of years to come?) is “survival of the fittest”. (Happy Birthday, Darwin!)

Not all homes for sale in Bernal Heights (or most SF neighborhoods) will sell. In my world, we think about it this way. Are you “Just Listed” or actually selling your home?

Funny but not really. There is a lot of time, money, and emotional energy involved in properly preparing and marketing a home for sale. This is time, money and energy for the Realtor but also for the home seller. If you’re not serious about selling, don’t put yourself through the heartache.

But if you are serious about selling your home in Bernal Heights, I’ve got some good news for you. Our last listing, 3686 Folsom Street – an attractive Mid-Century Single Family Home – received 2 strong offers within the first 2 weeks on market. About 67 serious home buyers attended the first open house in January. (The market is even better now.) We helped our clients properly prepare their home for sale and provided an affordable, reliable fix-up crew. Hiring the right agent can make all of the difference. *

Fun Facts on the Bernal Heights Real Estate Market:

    • 69 Bernal Heights single family homes sold during the past 6 months
      • On average, it took just under 2 months to sell a home and the final sales price was 100.44% of the original list price. (Price it right from the start.)
      • The median sales price was $770,000.
      • The highest sales price in Bernal Heights was $1,295,000 for a 3 bedroom, 3 bath home on Moultrie Street.
      • The lowest sales price was $150,000 for a 4 bedroom, 2 bath home on Rutledge Street. WHAT? Yes, this was an anomaly and not a usual type of home. London Bridge is falling down.
    • 14 homes did not sell within the past 3 months (expired or withdrawn)

    * Tip: Instead of interviewing 5-10 agents (which can take a lot of time), why not meet with 1 or 2 reputable Bernal Heights agents and then talk to their past clients? It’s a much more accurate and efficient way to find out if what we promise is truly what we deliver…

555 Bartlett – New, Affordable Condos For Sale Inner Mission San Francisco

New Condos Mission District San Francisco

New Condos Mission District San Francisco

555 Bartlett – affordable new condos for sale in the Mission District of San Francisco is located on the corner of Bartlett, Cesar Chavez, and Mission Street.

Recently, I had the privilege of a preview. After many years of “icky vacant lot syndrome,” they are just about finished with construction. With prices starting in the $400,000s for new homes with parking in the Mission, I’d say these homes will sell fast. The location is, well, urban but totally convenient: BART, Muni, Valencia Corridor, Bernal Heights, hipper-each day lower Mission Street (think south of Cesar Chavez to Cortland Avenue)…

    98

We’ve already registered some of our clients. Remember, to get the best deal on a new construction home, your best bet is to work with your own buyers agent. Of course, we’d love you to work with us but regardless, get your own Realtor representation.

555 Bartlett will be ready for sale at the end of February but they already have a long interest list. If you are interested, call us right away. (Plus, we’re getting special VIP Agent pricing for our clients. No, really. We are!)

    The skinny:

    • 58 residential condos
    • Walgreens and other commercial space downstairs
    • 1, 2 and 3 bedroom homes but mostly 1 and 2 bedroom condos
    • All condos come with parking.
    • Storage units available for sale, first-come first-served.
    • You can get a 2 bedroom home with a private balcony for under $600,000!
    • Clean finishes; good closet space
    • Community courtyard for residents
    • Bike storage
    • Cat 5e wiring

The Nove – Gorgeous, Luxury New Construction Condominiums for Sale on Guerrero Street in Noe Valley Valencia Corridor

Luxury New Construction Condos Noe Valley

Luxury New Construction Condos Noe Valley

Recently, I had the opportunity to preview The Nove, brand new luxury condominiums for sale in Noe Valley, just off of the Valencia Corridor. Here’s a random tid-bit for ya: I used to live next door back in my youthful, “renter-years”!

Many of you have followed this plot of land located on Guerrero Street between 22nd and 23rd Streets as it was once the Palm Broker, then Flora Grubb Gardens, and now, oui, bien sur, Noe Valley luxury condos for sale. (What doesn’t eventually become condo?)

They are not quite finished yet but coming VERY soon. If you want a sneak-peek, email or call to let me know. The condos are gorgeous. They are large, open, modern, with functional floor plans and natural light. Yes, Guerrero Street is busy but the interiors are quiet and for convenience with major hipster cache, you cannot beat this location. I love it around here. Walk or bike everywhere (Noe Valley, Mission Dolores, Valencia Corridor’s foodie heaven) but still have a safe garage for your hot rod. Easy access to freeways and public transit (280, 101, BART, J-Church, etc).

    94

    The Scoop:

    • 9 new construction LEED certified luxury homes for sale
      • 6 condos Guerrero Street
      • 3 town homes with private garage on Ames Street
      • All 3 or 4 bedroom homes with large square footage, around +/- 2000 square feet

As a local Noe Valley Realtor Team, we know the players and the deals. Let us help you buy the right home at the right terms…

Bernal Bucks – Bernal Heights San Francisco Micro-Economy

    Bernal Heights Currency

    Bernal Heights Currency

Bernal Heights is one of San Francisco’s most interesting and diverse neighborhoods. Okay, fine. Sometimes, it does feel a wee lost in the ’60s but hey, I can go to Yoga in my craziest get-ups (think yoga pants, big wool sweater and Sorel snow boots) and no one looks at me funny! That’s pretty cool.

But seriously, in Bernal Heights, we have great real estate, restaurants, shopping, yoga, Pilates, and local resources like an independent video store, grocery store, dry cleaners, bank, and more. It’s very much like a country village in the City.

Bernal Bucks was created to be a “grassroots model for community finance: by tagging and circulating Bernal Bucks, residents and businesses visibly strenghten our local economy.”
