Cars to Condos
No, you can’t exchange your car for a condo, but if all goes according to plans, you can buy a new condo in the home of a former gas station or Ford garage.
The Scoop:
The Site: Former 76 Station (Filbert and Van Ness)
Proposed: 65′ tall, mixed-use building consisting of 3,000 sq. ft. of retail space on the ground floor and 40,000 sq. ft. of residential. The 27 residential units would be comprised of 12 three-bedroom units and 15 two-bedroom units. There would also be 3,000 sq. ft. of common open space, 5,400 sq. ft. of private open space (balconies), and parking for 38 vehicles and 12 bikes.
The Site: S&C Ford Garage (25-30 Dolores)
Proposed: Demolition of existing 25-foot commercial garages. To be replaced by construction of a four-story, 40′ tall residential building, which would be home to 47 units and 40 parking spaces. Residential space would be comprised of 7 studios, 18 one-bedroom, 18 two-bedroom, and 4 three-bedroom units ranging in size from 488 to 1,306 sq. ft.
The latter project will need both a conditional use authorization as well as a variance, but developers are hopeful both will be granted. |

| CityPlace Becoming a Reality |
| On July 8th, the San Francisco Planning Commission voted to approve the plans for CityPlace. This is part of the continuing effort to revitalize the Mid-Market neighborhood.
A proposed retail project of approximately 250,000 sq. ft., CityPlace is designed to renew the area and increase foot traffic to the neighborhood. Some key points:
Retail spaces will be occupied by tenants that sell discount goods, electronics, sports equipment and other wares that are “hard to find” in downtown San Francisco.
It will also include the creation of 3 small retail spaces for micro-vendors who need small storefront locations to get their biz off the ground.
In addition to retail space, several restaurant owners have shown interest in the project, which has been proposed as a glass-encased, 5-story building. |

| Greening Our City, One Block at a Time |
 |
Here’s some news on a great event that adds value and makes our city a better place to live:
Saturday July 17th – Greening the Mission.
Residents are planting 24 sidewalk gardens on Tiffany Avenue and around the corner onto 29th Street as well as Mission. An SF Safe neighbor-to-neighbor group is working on the project in conjunction with Friends of the Urban Forest.
Volunteers are encouraged to come out and join in the fun. Many residents and merchants are expected to turn out for the event. Cole Hardware will have a booth and offer kid friendly activities. The day begins at 9am with coffee and bagels courtesy of Cafe Seventy8, and also includes a potluck BBQ in the afternoon.
This is a great way to spend a Saturday and make our city greener! |
