A NOTE FROM OUR SELLERS:

DearProspective Buyer,

This home has been a special place for us for the past 7+ years. We have put a lot of work and love into it. Just before sitting to write this note, we spent the afternoon in the backyard with our neighbors reminiscing… Here are a few things we recounted:

This house is part of a wonderful community. In the units behind us you have two sets of young, considerate and friendly folks. We’ve spent time in the garden barbequing and enjoying the warm Mission Dolores weather. The co-owners – Mark, Matt and Jennifer – are responsible and wonderful people with whom we consider ourselves
lucky to have co-owned a TIC. You hear so many stories to the contrary. We all started as strangers and now consider each other friends. There are many other neighbors on the block that we have gotten to know and who keep an eye out for each other, which makes this neighborhood feel warm, friendly and even safer than your average urban city block. When you’re in the front yard working on the tree plants or sweeping the street, people stop and thank you for adding beauty to the neighborhood.

We can’t say enough about the location, location, location! Where to begin? You are within a few steps of a culinary mecca. We go to Mission Beach Café almost every morning (the others are spent at Four Barrel Coffee) where the coffee and pastries are to die for and you feel a real sense of welcome when you’re greeted by name. The walkability of healthy grocery shopping is also key. Within four blocks you have: Rainbow Grocery, Golden Produce (a small private organic grocer by Safeway) and Bi-Rite.  Whole Foods is supposed to be going in a block and a half away. The list of restaurants we’ve enjoyed is too long to write, but Chow, Delfina, Loconda …the list really goes on and on.

This neighborhood if vibrant and full of activities; Dolores Park gives us sun, tennis, music, movies and there’s a nice little farmers market a few blocks up in the Castro on Wednesday evenings during Summer. Enjoy ‘Sunday Streets’ on Valencia and the Carnival as well.  The access to BART and Muni has made the entire city easily accessible and I’m afraid we’ve been spoiled.

A NOTE FROM THE SELLERS:

Dear Prospective Buyers,

Welcome to 785 Dolores!  This lovely home turned 100 years old on August 16, 2011.

We are proud to have been caretakers of such a piece of San Francisco History for the past seven years.  Like the city itself, 785 Dolores is timeless. You can see the craftsmanship in every detail, down to the doorknobs.

The house speaks for itself and as for location, 785 Dolores is in the center of it all.  We loved being able to walk to 24th Street on Saturday mornings for the Farmers Market and then head down to Bartlett and 22nd for the Mission Community Market on Thursday evenings. From Bi-Rite and Tartine, to Fresca and Foreign Cinema, our time at 785 Dolores was filled with the food and shops that make San Francisco great.

The central location cannot be overstated. Look at a map of San Francisco and the house is almost exactly in the center.  The condo is half a block from the J-Church line with quick and easy access downtown, a quick walk to BART (at either 16th or 24th street) and is close to all of the shuttle pick-ups for shuttles down south – Google, Apple and Zynga just to name a few.  It is easy to live here without a car, with public transit on all directions and access to downtown in 10 minutes.

Our neighborhood is a community filled with interesting neighbors that we are lucky enough to call our friends.  From fine dining to street food, bar hopping to a quiet place in the sun to relax, 785 Dolores has it all.

We wish you luck in your search and hope that you soon find a house like 785 Dolores that you can call home.

Best,

Joshua, Lennlee & Dash Keep”

Did we mention the elevator access directly into the unit? This rare feature is accessible and convenient for groceries, strollers, luggage, late nights, moving, shopping sprees, tired legs… you name it!

Enjoy having it all on Guerrero Street.

A NOTE FROM OUR SELLERS:

“To those looking for a wonderful home:

Five years ago, we were ecstatic to find such a beautifully finished, newly constructed home in the heart of our favorite sunny neighborhood in San Francisco.  Two kids later, it is now time for us to find a bigger space.  We leave with a heavy heart because 1311 Guerrero is by far our favorite place we have ever lived, and are sad to be moving.

Living in new construction in an old city is a fantastic treat.  Everything works and the finishing touches are beautiful! The kitchen is the center of our universe so we absolutely loved having the open kitchen equipped with granite countertops and stainless appliances and the beautiful cherry cabinets.  The marble bathrooms are clean and beautiful, and it’s a comfort to know that the building meets the most modern structural safety guidelines and is equipped with a fire safety system.  Finally, having an in-unit elevator is absolutely priceless. Not once did we have to lug groceries, children, furniture, or grandparents up the stairs!

Our family believes in promoting sustainable living, so we loved the Bamboo eco-friendly floors and the incredible energy efficiency of the property.  We even installed Marmoleum floors in both bedrooms made from all natural materials to be easy to clean, asthma, and allergy friendly.  The kitchen cabinets are FSC-certified wood with low VOC content.

The location of our condo is absolutely perfect.  It’s officially in Noe Valley, and being nestled up against the Mission district allowed us to walk to amazing restaurants, cafes, parks, and cultural experiences in every direction!  Culinary delights like Papalote, Arizmendi Bakery, La Taqueria, and Pi Bar are literally around the corner.  Every Saturday, we bought produce at the farmers market on 24th street.

The property is also a commuter’s dream.  The five-minute walk to BART means an incredibly quick commute downtown, and its proximity to both the 101 and 280 freeways means an amazingly fast departure down to the peninsula for work or play.

We hope you, as the next owner, appreciate and love our home as much as we did!

- Amy, Doug, Jack & Ben”

New Zephyr Listing: Mission Dolores Condo For Sale – Open House Sunday 1-3pm

Mission Dolores, Dolores Plaza Condo

Mission Dolores, Dolores Plaza Condo

New Dolores Plaza Listing 1839 15th St. #353: Mission Dolores’ Secret Hideaway

Welcome to Dolores Plaza, where the sun is (almost) always shining! Unit #353 is a large, well-maintained 1 bedroom, 1 bathroom condo with private balcony off the living room overlooking serene greenery. The condo has amazing closet space and shared laundry down the hall. Add in garage parking for 1 car plus guest parking and you’ve got it made!
With a Walk Score of 97/100, you cannot ask for a better location for SF City living. MUNI, BART, Valencia Corridor, Dolores Park, the Castro, Market Street and more are at your doorstep. We know it’s a tired cliche, but with this condo, your home will be an oasis in the middle of the City! Our Seller put it best when he said, “I love experiencing this amazing city, but when I come home, I like to leave it all behind.”

Don’t take our word for it.  Hear is what our Seller has to say…

“To the new owner of 1839 15th Street Unit 353:

I love experiencing this amazing city, but when I come home, I like to leave it all behind. The beauty of Dolores Plaza is that many people (including me) have passed by and never even realized it was here. I held out for a place in the back of the building because I like the landscaped view and the extra peacefulness of being just that much more removed.

I spend a great deal of time at home (I’m a freelance writer) and regularly sit on the deck with my laptop to enjoy the trees, chirping birds, a small plane humming by, and even an occasional Parrot sighting. (It’s a great spot for morning coffee too.) I entertain quite frequently and love that my guests can easily enjoy the outdoors as part of my cozy space.

This is also a great central location for friends to meet (guest parking!!!) at the start of an evening – although you may find yourselves so comfortable, you forget to go out. Which is another great thing you’ll find about the location – in just a few minutes you have access to the trendy restaurants of Valencia, Mission, Church and Market Streets, Muni, Safeway and any number of local businesses.
Lastly, I need to mention – Closet Space!!! I come from a long line of clean freaks and having five closets (two of them walk-ins) and tons of cabinets makes it super easy for me to keep my space organized and looking neat, especially when last-minute guests pop by.
I hope you’ll enjoy living here as much as I have.
Sincerely,
Gary”
